That’s why every conservation easement we facilitate first unfolds by listening to our landowners. We ensure that each one’s voice has a place within the diligence, discussions and documentation that culminate in the final legal agreement to forever protect the natural place they call home.

What is a Conservation Easement?

A conservation easement is a binding legal agreement between a landowner and a land trust.
When recorded with the deed, it:

  • Expresses the conservation values of the property.
  • Restricts future use of the property to protect those values.
  • Details any reserved rights to its enjoyment by the owner.

What is the Role of the Land Trust?

As a land trust, Wildlands Conservancy’s role is to hold and safeguard the conservation easement
document, and its intent, and to regularly and perpetually monitor the easement property to protect
its conservation values.

What are the Benefits of a Conservation Easement?

A conservation easement benefits the landowner as well as the neighboring community and environment.

  • The local land’s character and irreplaceable resources are sustained.
  • The land is kept in private ownership by the family and continues to contribute real estate taxes to the community.
  • Easements cost less to acquire than the full rights of property ownership.
  • Easements secured through donation may deliver a tax benefit to the landowner.
